SONEKA, the Asset Management tool that promotes portfolio growth for Asset Managers

Can you introduce Montepino and explain to us what you do?

David : Montepino logística is a vehicle for investing and promoting logistics assets developed from scratch, as well as the subsequent ownership and management of these assets. My role within the company is responsible for acquisitions and asset management.

Paloma: Hello, I am Paloma Castillo, planning and projections coordinator at Valfondo, who manages Montepino.

When and why did the need for an Asset Management tool appear in Montepino?

David: We thought from the start that we would need a management tool, because at the end of the day, it's our core business, asset management. But it is true that it became clear that there was an imperative need to have such a tool with the growth of the portfolio, since today we have more than one million square meters under management.

Did SONEKA meet this need?

David: Yes, it has clearly met this need, it allows us to unify data and above all to manage from a single tool all aspects related to assets, contracts, real estate, financing, etc.

What motivated the use of Soneka in your department and in others beyond the AM department?

Paloma: As SONEKA is an application capable of making projections and adding assumptions such as CPI, market rents and others, we understood that it was useful for the rest of areas such as finance, by adding financing hypotheses, management costs, and therefore by having all this combined in a single tool, which allows us to make projections, budget controls, calculations of key performance indicators and returns, all in one tool.

What are the tasks that you have carried out or that you are doing with SONEKA in your department and what is SONEKA's contribution in carrying out these tasks?

Paloma: These are tasks that we were already doing, but as our size and portfolio grew, we were doing them a bit manually using Excel and other applications, but it gives us confidence and allows us to have accurate and constant data in a database and that saves us time.

Could you tell us more about how the SONEKA team supports and adapts to the needs of these tasks?

Paloma: The team helped us a lot because they helped us adapt what was already coming from SONEKA to our specific needs and, in addition, as the team knows the business well, they were able to help us by giving us ideas to implement for our specific needs.

From your point of view, what are the main benefits that SONEKA has brought to the team in its daily activities and on the market?

David: On a daily basis, it is above all the confidence in the accuracy of the data that SONEKA brings us. Then, at the market and operational level, yes, it is a tool that allows you to do a lot of segmentation for analysis and especially for the configuration of a correct long-term business plan.
