Seamless collaborations and efficiency: Emmanuel MARQUE, Asset Manager, and Nicolas DURIEU, Project Manager Continuous Improvement RFI, tell us about the successful integration of SONEKA within Nhood France, and discuss the plans to deploy the solution in a multinational environment.
What was the objective of setting up SONEKA at Nhood?
Emmanuel MARQUE : Nhood is a real estate service provider, working for both end users like Auchan and lessors like Ceetrus.
We support our clients by providing them with Property and Asset Management services, as well as transaction services.
We lacked a central and ergonomic solution to aggregate all our real estate data and generate our financial simulations.
With SONEKA, we are in a position to work on long-term financial trajectories with greater reliability.
SONEKA is a decision support tool that allows us to validate our real estate strategies.
How did the integration project take place in France?
Emmanuel: The deployment of SONEKA in France lasted a little over a year.
It was an opportunity to unite all the company's businesses around a unique project.
This experience allowed us to redefine the roles and responsibilities of each person in our daily missions.
Have the goals been achieved?
Emmanuel: The integration phase is now over.
The asset management and finance teams were able to establish their first financial relationships with SONEKA.
We now have a reliable working base.

What improvements do you expect from SONEKA, both in terms of the solution and its use by Nhood?
Emmanuel: SONEKA is intuitive and ergonomic.
It meets most of our needs and offers us new analysis functionalities.
It adapts to different types of real estate assets.
However, the management of commercial buildings is very specific and requires the tool to be adapted in certain aspects, such as the management of loads and works.
Finally, the nature of contracts with our customers also requires special engineering to simulate fees through the model for example.
When and why did the need for a wealth management tool emerge?
Nicolas DURIEU : It appeared in April 2022.
Because as a service company, Nhood no longer needs to manage assets in Excel files, but must have an asset management tool, in order to be legitimate vis-à-vis its principals in the asset and fund management professions.
The tool should allow us to consolidate all asset information.
The demand also relates to the possibility of generating real estate cash flows in a unique and processed framework.
Asset managers need to be able to optimize value creation using a tool by spending more time on simulations.
As the process via the tool is the same in all countries, which is also important, the risk of error is reduced to a minimum.
Finally, we needed a collaborative tool that brought together all the professions concerned in one place, based on qualified data.
Why SONEKA? What is its purpose?
Nicolas: The objective of SONEKA is to enable Asset Managers to generate Cash Flows over a period of 15 years.
It makes it possible to establish comparisons between the budget, the actual and the landings.
Soon, again in SONEKA, it will be possible to monitor current and future financing needs by asset, as well as to directly capture expertise values.
It is therefore the multifunctional tool par excellence.
Finally, it provides a lot of comfort in terms of how we can handle reports.
What is the deployment schedule?
Nicolas: The deployment schedule was to deploy the tool in 2023 in mature countries on VOYAGER and ORACLE in France, Luxembourg, Poland, Portugal and Romania, which constitutes wave 1.
We have also opened the rights to Africa.
Then, in the first and second quarters of 2024, it will be deployed in wave 2 in Italy and Spain.
We also did a lot of work on the Datalake interface, and the IT department was therefore very involved in the project.
At the end of 2023, real estate management data from VOYAGER, accounting data from ORACLE, exchange rates and consolidation perimeters, as well as turnover and collection data were developed.
Also for 2024, other developments are planned for the Italian accounting tool,
and for all wave 1 and wave 2 countries, we will interface data from fixed asset tracking tools as well as data from financing and debt tools.
